Project Development
ao Büro für Baubetreuung specializes in the development, planning and implementation of commercial real estate projects. We provide services based on HOAI service phases 1–8.
In selected cases, we also support private clients in all matters relating to their planned or existing properties.
Planning
ao Büro für Baubetreuung can provide and carry out the full range of planning services for your project across all service phases. Individual partial services can also be provided. In close cooperation with the specialist planners, consultants, experts and authorities involved in your project, we create the planning basis and the necessary conditions for the successful realization of your project.
The determination and ongoing monitoring of project costs are part of our services, as are the preparation and continuous updating of project schedules.
Construction Management
Since 2013, ao Büro für Baubetreuung has offered construction management services corresponding to service phase 8. Over this period, we have built up extensive experience and can now look back on more than 25 projects in which we were fully or partially responsible for service phase 8, construction management.
We consider service phase 8 to be the key discipline within construction-related professional services, as it is one of the essential factors in the successful realization of projects. Despite steadily increasing requirements and challenges, we continue to offer this service and look forward to receiving your enquiries.
Fire Protection
As specialist planners for preventive fire protection (EIPOS), we prepare fire protection documentation for new and existing buildings in cooperation with Ingenieurbüro Klostermann & Roth (IBKUR).
In accordance with Article 62 of the Bavarian Building Code, dated 15 September 2018, compliance with fire protection requirements must be demonstrated for all construction projects that are not exempt from approval procedures. This is done by means of fire protection documentation prepared on the basis of Section 11 of the applicable state-specific Building Documentation Ordinance (BauVorlV).
We are also able to prepare fire protection-related plans, such as fire protection plans as visual representations of a fire protection concept, fire brigade plans in accordance with DIN 14095, fire brigade route cards in accordance with DIN 14675 and regional technical connection requirements for fire alarm systems (TAB), as well as escape and rescue route plans in accordance with ASR A2.3 and DIN ISO 23601.

Surveying & Documentation
We prepare technical building condition analyses as part of Technical Due Diligence (TDD) and provide a sound assessment of existing properties. The focus is on the building fabric, structural system, building envelope and technical building equipment. Defects, damage and maintenance backlogs are identified and assessed. Based on this, we derive key parameters such as remaining useful life and refurbishment requirements and support them with reliable cost estimates.
Our analyses create transparency and certainty for acquisitions, refurbishments and sustainable investment decisions.
